I've been doing this for a while.  I've heard a lot of questions, so here are the common ones and their answers.  This will change probably a lot as I think of other things.

Why Do I Need to Spend Money on Professional Photography?

How Many Pictures Will I Get?
Well, that depends.  If it's a 1,300 square foot condo, you'll get fewer than a 3,000 square foot home on a quarter of an acre.  The Houston Association of Realtors accepts up to 32 photos, and I try to get to that, but it's just not feasible sometimes.  Conversely, some larger homes I've provided 50 photos for, making the Realtor have to decide what to use for MLS.

Will You Fix Property Problems?

Actually, I'm going to give an explanation of that -- there's no licensing for photographers.  If I alter an image to remove power lines or a hole in the wall, I can't be fined or have my license revoked.  You, as an agent, however, can be fined or have your license revoked for providing images that are misleading. 

So the short answer is "No, I won't alter an image to hide a problem with the property."  I am happy to retouch photos to hide cords, junk. or other "non-permanent" elements.

When Will I Get The Images?
I usually provide results within 24 hours, often less.  In busier times, it may take 24-36 hours.

What Kind Of Images Do I Get?
I provide print quality (8"x6" and 300dpi) images.  These are huge, but great for your brochures.

I also provide web quality images (1024x768 or 800x600, both 72dpi) images.  These are best for MLS. 

How Do You Deliver The Images?
I provide a link to pages on my servers. You will get links for print quality (for your brochures) images as well as web quality (for MLS) images.  I can also provide a CD of all images if needed.

What Can I Do With These Images?
As the copyright holder, I license you to use the images for any marketing for the property listed on the invoice.  That means you can use the images in brochures, MLS, newspaper advertisements, Luxury Home Magazine, etc.

What you can't do with the images is sell or give them to another agent, or even the property owner, although at closing contact me to arrange a keepsake gift.

When Do I Have To Pay?
Payment is required prior to shooting the photographs.  When the appointment is booked, I will send an invoice that you can pay online. A check when on-site or an electronic payment before the shoot is preferred.

Do You Accept Credit Cards?
Yes.  See my invoice.  I invoice via Paypal. An account with Paypal is not required to pay online.

What If I Don't Pay?
Then you won't get any of the pictures.

Can I Use The Images For Marketing Myself To Other Sellers?
Contact me.

Can I Alter Your Images?
You are licensed to crop for print marketing, but not significantly alter. That's a violation of copyright.

Why Do You Charge What You Do?
Because I'm worth it.

If you'd like a list of other photographers, I can provide some names.  Some charge more.

Do I Have To Be There?
Either the you or the property owner will have to be at the property.

Having the listing agent onsite at the time of photography is very helpful.  If there are children, you can help keep them out of the way.  If staging is needed, you can do that ahead of me photographing a room. Also, sometimes sellers can make life difficult for a photographer, and the agent can assist with these situations.
